A mother-and-son team who have sold in the same suburbs for thirty years. Their site carries live listings, a valuation tool built from their own closed sales, and a page for every neighborhood they know by heart.
Dawn Simmons has sold homes in Prospect Heights, Mount Prospect and Arlington Heights for more than twenty-five years; her son Josh joined her twelve years ago. The site says the one thing that matters about them in its first line — "a mother & son who know these neighborhoods by heart" — and then gets out of the way.
Tools, not brochures
Under the introduction sit three quick tools: search homes, search by monthly payment, and "what's my home worth?". A floating "Text Josh" button follows you down the page. That is the whole strategy: give a buyer or seller something useful to do in the first ten seconds, and make the person a tap away.
A valuation built from their own sales
Most "what's my home worth" tools are a generic estimate with a lead form attached. This one is built from the team's own closed sales — hundreds of them, mapped — so the number comes with a reason, and the page is designed to end with a conversation rather than an email drip.
