Glenview Home Additions

Glenview lets us remodel across a full century of housing. Near downtown and the Depot Street Metra and Amtrak station sit established neighborhoods like Swainwood, where many homes date from before 1940 through the 1960s; postwar ranches and split-levels spread outward from there; and The Glen — built on the 1,028-acre former Glenview Naval Air Station, closed in 1995 — added an entire district of newer homes around Gallery Park, Lake Glenview, and the Glen Town Center. Our work spans all of it: vintage kitchen and bath renovations, basement build-outs, whole-home updates in mid-century ranches, and additions. Glenview's tap water is Lake Michigan water purchased from the Village of Wilmette, and the village banned lead service lines back in 1959, with a 50/50 cost-share program for the older lines that remain in annexed areas. Zoom in past the broad eras and Glenview becomes a map of named subdivisions we know street by street: Tall Trees, built largely in the 1960s north of Lake Avenue west of Waukegan Road, where homes run from roughly 2,300 to 4,300 square feet; Glen Oak Acres off Lake west of Wagner, with the spacious yards that make additions straightforward; and Indian Ridge on Landwehr north of Lake, a 1980s community now hitting first-remodel age. Teardown pressure has shaped these blocks since the market rebounded in the mid-2010s — many older houses sit on lots zoned for homes three or more times their size — so we often help owners run the renovate-versus-rebuild numbers. Village rules shape that math: Glenview measures lot coverage and floor area ratio as separate limits, counts driveways and patios toward impervious coverage (a wood deck over a semi-permeable base is exempt), and on infill sites a cumulative increase of more than 400 square feet of impervious surface can trigger on-site stormwater management requirements. In unincorporated pockets like Glenview Countryside, meanwhile, building permits run through Cook County's Building and Zoning department rather than Village Hall — a jurisdictional detail we confirm before design starts.
