Remodeling in Chicago starts with the city's signature housing stock. These homes reward careful updates: compact original kitchens open up to dining rooms, full basements finish into real living space, and half-story attics hold expansion potential — especially now that Chicago's ADU ordinance, citywide since April 2026, allows basement and attic conversion units on many parcels. One local must-check before kitchen or bath work: the city still has roughly 400,000 lead water service lines, the largest inventory in the nation, and the free Service Line Inventory map shows the material serving any address. Beyond the bungalow blocks, we scope Northwest Side projects around district-level rules that change budgets and timelines. In Irving Park's Villa District — 126 Prairie- and Craftsman-influenced homes across seven blocks, largely built 1907–1925 — exterior work needs approval from the Commission on Chicago Landmarks before the Department of Buildings will issue a permit, so we sequence design review ahead of construction dates. Citywide, any building rated red or orange in the Chicago Historic Resources Survey carries a hold of up to 90 days on demolition permits under the 2003 Demolition-Delay Ordinance, which matters whenever a project weighs gut renovation against replacement. And under the Northwest Side Preservation Ordinance, demolition surcharges in the designated 606-area blocks of Logan Square, Avondale, Hermosa, Humboldt Park, and West Town rose in October 2024 to $20,000 per unit and $60,000 per building — economics that push owners of older multi-unit buildings toward the deep renovations we favor anyway. So before we price a single drawing in these neighborhoods, we check the address against the landmark district map and its Historic Resources Survey rating.
